BUSINESS PROPOSAL · RESEARCHED SEPTEMBER 16, 2026

Sell the finished launch.
Price the production work.

Lead with a $399 Signature Launch package. It combines a focused property website, original copy, a narrated photo-based ad, and a ready-to-share launch kit. Validate that price with paid pilot customers before promising scale or margins.

What the market actually shows

Published offerPrice observedWhat it tells us
ListingStudio$249 one-timeDone-for-you single-property website, domain, and 12 months hosting. A close benchmark for the site-only tier.
Digital Reality$149 property page; $150 reelThe page includes a lead form. The 30–45 second reel is filmed and edited, so its scope differs from our photo-based video. The combined $299 is a reference point, not an identical package.
Rela$29/month; $24/month with annual billingStarter supports one active listing. A self-service tool rather than managed production. Domains are listed separately at $14.99.
HDPhotoHubUS full delivery displayed at $10A low-cost infrastructure alternative that includes marketing-kit access. This is a supplier/platform cost, not a reliable retail price for human-reviewed custom work.

These are advertised prices, not evidence of sales volume or customer satisfaction. Packages, geography, billing terms, and production quality differ. The $399 recommendation is an inference from these comparisons and the defined scope below.

Recommended offer architecture

Include a standard, available .com costing no more than $25 for the first year. Quote premium names separately. A registrar reference is Porkbun’s published .com pricing, from $11.08; actual registration and renewal costs must be checked at purchase.

Recurring offer: proposed $99/year for hosting and standard domain renewal after year one, with approval before renewal. Include four simple factual updates during year one. Quote additional creative edits, new narration, complex integrations, or new listings separately.

Optional volume offer: five Signature listings for $1,795 ($359 each), with a shared brand template, full payment at ordering, and a clearly disclosed 12-month redemption term. Start with per-listing billing until delivery time is measured.

A realistic production budget

The following is a planning model, not a vendor quote or a measured result. It counts human time even when the owner performs it.

Signature cost assumptionEstimated cost
2.25 hours of production, review and support at $50/hour$112.50
Domain, hosting/storage allocation, voice/music usage and contingency$35.00
Payment-processing allowance of 3% + $0.30, not a quoted processor rate$12.27
Illustrative delivery cost$159.77
Contribution at a $399 selling price$239.23 / 60.0%

This contribution is before sales effort, customer acquisition, fixed subscriptions, general overhead, taxes, refunds, and extra revisions. If labor rises to 3.5 hours, the modeled contribution drops to $176.73, or 44.3%. That is why asset quality, one clear approval round, and a fixed scope matter more than saving pennies on generation.

What “URL to listing package” can mean

  1. Receive a URL and brief. Capture address, listing source, package, agent/brokerage identity, contact destination, target domain, brand files, and licensed media.
  2. Create a verified fact sheet. Extract accessible facts through permitted source access or authorized feeds. Record the source and verification date. Request missing facts instead of guessing. A blocked URL falls back to an agent-supplied fact sheet and photo folder.
  3. Draft the sales story. Write original copy, prioritize factual differentiators, avoid unsupported neighborhood or buyer-demographic claims, and prepare one storyboard.
  4. Produce the media. Use a suitable licensed AI voice, instrumental music cleared for the intended use, real photos, feature titles, and a matching call to action. Export actual media; do not present a still-photo video as an on-site film.
  5. Build the website. Render a consistent, responsive template with gallery, media player, facts, agent identity, and a verified inquiry route. Add search and sharing metadata. Live IDX and CRM integration are separately scoped capabilities.
  6. Review as a complete package. Check facts, photo rights, pronunciation, music level, captions, mobile layout, lead delivery, domain availability, and brokerage-required notices. Obtain agent approval before public launch.
  7. Launch and hand over. Register the domain for the client, connect DNS/SSL, publish the approved page, test inquiries, deliver the media exports and launch copy, and document renewals and the sold/archive process.

Inputs that cannot be assumed from a link

Validate “acceptable” with a paid pilot

Show the Parkstead example to five to ten agents in one market. Quote $399 first. Offer a clearly labeled $349 pilot only when useful to secure the first five paid projects, with the same limited scope and no invented urgency.

Record acceptance rate, paid price, time spent, missing assets, revisions, delivery time, and whether an agent orders for the next listing. Keep $399 if delivery is consistently near two to three hours and agents see repeat value. Adjust scope before discounting if most work comes from incomplete inputs or revisions.

Use the package in listing presentations, open-house follow-up, sign QR codes, social posts, and email. Do not promise faster sales, higher prices, search rankings, or lead counts without evidence.

What is working in this proposal

The pitch, package selector, price calculation, downloadable brief, Parkstead example page, and embedded video are functional. There is no live payment processor, automated property import, domain purchase flow, external lead inbox, or customer order system connected. Those are the next production implementation, not capabilities implied by the demo.
